Painter looking for affordable housing near Mt. Ve

I may be taking a job in Mt. Vernon, however my real work is as a painter. If I take the job I see myself in a house share with one or two others, nice view, trees and a painting studio.

I know Mt. Vernon has to be costly and I do not want to be stuck in an apartment. Can you suggest safe, affordable towns where I might be able to live my dream and commute under 45 min to Mt. Vernon daily? Thank you.
